First Month of Sold Properties in 2015 for Portola Hills

Can you believe it.... we are already in the second month of 2015..  The holiday hangover is over and home buyers are anxiously waiting for spring with anticipation of new beginnings.. January home sales are typically quiet and this year was no exception.   The number of homes that sold in Portola Hills was a total of five, exactly the same for 2014.. Lake Forest New Neighborhood Spotlight - El Paseo in Foothill Ranch

I finally got a chance to pop in and see the new townhomes being built in the former Auto Center area in Foothill Ranch.   The community is part of what is being called The Village of Foothill Ranch, which currently includes the El Paseo and Camden Square  communities and is designed to be a walk-friendly neighborhood near the Foothill Ranch Towne Center. The El Paseo community is a gated mobile court townhome community with six floorplans ranging from a 1-Bedroom Carriage Units to a 3-Bedroom 1795 sq.ft townhomes.  Prices start today at $371,800 for the 1-Bedroom up to about $570,000 for the largest 3 Bedroom model.    What I liked about the floorplans is they are open, light and bright with nice finishes.. Of course always remember when you are looking at model homes some of those finishes you fall in love with are all upgrades.  But the overall standard finishes are nice and meet today's energy efficient needs and trends the millennial home buyer is searching for.   O

2014 Portola Hills Real Estate Recap

Can you believe 2014 is over?   I am still having trouble with the idea it being over, where did the time go.... In terms of real estate we did see a 16% increase in the number of homes sold.  In terms of pricing Portola Hills saw an increase of 7% overall.  Below is breakdown of the details... Portola Hills 2014 Year End Real Estate Report As we enter 2015 the overall market in South Orange County continues to be sellers market but as spring approaches both inventory and interest rates are projected to increase... which means it will become a more balanced market for the remainder of 2015.

November Real Estate Activity in Portola Hills...

So today as I review the Portola Hills Real Estate market for November... I just ate a fortune cookie and it said... Allow yourself time.. you will reach success.. What a perfect metaphor for November real estate sales in Portola. Comparing 2013 vs. 2014 activity was certainly up.  In 2013 had a total of 7 sales and 2014 there were 13 sales...almost double. If you look at the price per square foot was slightly up at $309 per square foot overall. The Portola Hills market has overcome the negative effects of the downturn.. Fall has begun...the nights are a bit cooler and people are thinking about the upcoming holidays... So does how does this translate to the real estate market. For the first month of fall 9 homes were sold were in Portola Hills slightly down from 2013 where 11 homes were sold. Looking at the median price sold there was a 8% increase over last year! August 2014 Portola Hills Real Estate Snapshot.. Prices up...# of Sales Down?

Can you believe it... August is over and summer is wrapping up.   Even though fall will be here in less then 20 days... the weather is still hot and kinda stagnant.. Which seems to be an accurate comparison to the Portola Hills Real Estate Market this month. In August the area saw a total of 5 homes sold compared to 9 homes sold in August of 2013.   As you can see prices are up... about 22% over 2013, but so are the number of days on the market.  Currently there are a total 25 homes active in Portola Hills with the average days on the market over 50.   So did a 22% price increase scare off potential buyers... possibly as inventory increased so does selection, but what is really interesting is overall Orange County still has very low inventory rates... So you may be wondering why there is a slow down.... it's simple...
