Portola Hills August Real Estate.. Buyers are moving but they are taking their time!
August was a quiet month for closed sales in Portola Hills, but there is a little more happening beneath the surface than the sales numbers suggest.
Only three homes closed escrow during August, and those three sold quickly, averaging just six days on the market.
At first glance, that might make you think homes are flying off the market. They’re not. The homes currently available for sale have been sitting for an average of 57 days, while the homes currently in escrow averaged 77 days on the market before finding a buyer.
That tells us something much more interesting about the Portola Hills market. Buyers Are Making Decisions
In my last market report, we were watching 37 homes available for sale in Portola Hills.
Since then, 17 of those homes have gone into escrow. That is nearly half of the inventory we were watching. So while closed sales were quiet in August, buyers were out shopping. But they weren’t rushing.
And that distinction matters, because for the past several years, sellers became accustomed to a market where a home could hit the MLS and receive offers almost immediately. As they did with the 3 closed sales that were all priced well. Today’s buyer appears much more willing to wait, compare homes and negotiate before making a move.
Below is a look at how the numbers breakdown for August.
What Happens as We Head Into Fall?
Historically, we tend to see fewer homeowners put their properties on the market as we move into the fall and holiday season.
That could help bring Portola Hills inventory down from its current level. The wildcard, of course, is mortgage rates and the upcoming election. If rates move meaningfully lower, we could see more buyers come off the sidelines. But lower rates could also encourage homeowners who have been reluctant to give up their existing low mortgage rates to finally list their homes. I will also say, I have heard more than once, sellers are waiting to November to determine if they are leaving California.
For now, I expect the fall market to remain very property-specific. The homes that are priced well, prepared well and positioned correctly should continue to attract buyers. The homes that aren't? Buyers have shown us they are perfectly comfortable waiting.
But Buyers also might be missing out.. because if they are looking for opportunities, those are most likely sitting in those homes that have been sitting since June.
Sellers Should Expect Negotiation
If your Portola Hills home has been sitting on the market for 30, 45, 60 days or longer, it doesn't necessarily mean there isn't a buyer for it. But it probably does mean the market is telling you something. Buyers may like the home, but not enough at the current combination of price, condition and terms.
And when a buyer finally does make an offer after watching a property sit for several weeks, sellers should anticipate some negotiation. That could mean negotiating on price, credits, repairs, closing costs or other terms.
This is where strategy becomes much more important than simply putting a home on the MLS and waiting.
The Portola Hills Market Isn't Dead. It's Deliberate.
That's probably the best way I would describe what we're seeing right now.
August produced only 3 closed sales, yet 17 homes from our previous inventory moved into escrow. That again tells us, buyers are out there. They're just taking longer to decide, and they know they have more negotiating power than they did a few years ago.
As we head into the fall market, I'll be watching inventory closely. If the number of new listings begins to slow while those pending sales continue to close, the balance could shift again.
