Portola Hills July Market Growth. Was it Sales or Inventory?
The real story this month isn't the number of homes for sale. It's the difference between the single family and attached home markets.
Single family homes that sold in July averaged just six days on the market. Attached homes, on the other hand, averaged 75 days before selling. That's a dramatic difference, and it's consistent with what we're seeing throughout Orange County.
Why?
Affordability continues to be the biggest challenge.
Condo buyers are typically more sensitive to monthly payment than buyers in the detached home market. When you combine today's mortgage rates with property taxes, homeowners insurance, and steadily increasing HOA dues, the total monthly cost can easily add another $1,000 or more beyond the mortgage payment. Buyers aren't just shopping for a purchase price anymore. They're shopping for a monthly payment they can live with.

If you're thinking about selling a condo, it's important to understand that fair market value has shifted. Buyers have choices, and pricing competitively from day one is far more important than it was a few years ago.
This also raises a broader question for city planners and developers. Less than 10% of new housing permits today are for single family homes, while attached housing continues to make up a larger share of new construction. If affordability is truly the goal, we should be asking whether smaller footprint single family homes with little or no HOA would better serve first-time buyers than continuing to build higher density communities with significant monthly association fees.
Sellers in Portola Hills received approximately 95% of their asking price in July, down slightly from June when homes were selling for nearly full price. That doesn't mean it's a bad time to sell. It simply means strategy matters more than ever.
Before listing your home, look at where it fits in today's inventory. A well-priced single family home will likely continue to attract strong interest, although new construction in The Oaks has created additional competition in certain price ranges. Attached homes may require a longer marketing period, and if they're priced over the market, they could still be on the market as we head into the holiday season.
