Portola Hills an the overall Orange County real estate is being shaped by more than home prices.
Rising inventory, mortgage rates, insurance costs, condo financing requirements and California housing policies are all influencing what buyers can afford and how sellers should prepare.
One area in particular could be worrisome for Condo/Townhome owners in the area and Opportunity for Buyers.
For years, condos have been considered the more affordable path to homeownership. But rising HOA dues, insurance costs, special assessments and tighter lending requirements are changing that equation.
We are seeing it right here in Portola Hills.
According to July MLS data:
• Attached homes averaged 75 days on the market
• Resale single-family homes averaged just 6 days
When I priced our last condo competitively, I received some concern from other agents. Even with the right price and marketing, we were on the market for more than 30 days.
We sold. Other condos are still sitting.
So, are condos overvalued? Or are buyers finally calculating the real cost of ownership beyond the mortgage payment? Check out my quick video on what happened in the Portola Hills real estate market in July below.
HOA dues, insurance coverage, association reserves, deferred maintenance and possible special assessments all affect affordability. All affect fair market value, which Sellers must consider.
They can also determine whether a buyer can obtain financing at all.
This raises an even bigger question.
California continues pushing cities to build more attached and high-density housing. But are we building homes people will actually be able to afford, finance, insure and eventually resell?
Building more units may satisfy a housing mandate. But perhaps the emphasis should be on smaller single family homes with no HOA.
These are conversations I believe should be happening at both the state and local levels.
The market is changing, but opportunity is still there.

Hi, I'm Kelly Turbeville, a local Realtor, writer, and the voice behind Portola Hills Living.
I've been helping buyers and sellers throughout South Orange County for more than 20 years, but Portola Hills has always held a special place in my heart. It's one of those communities people discover by accident... and then never want to leave.
From miles of hiking and biking trails to Whiting Ranch Wilderness Park, neighborhood parks, community events, and the small-town feel that's becoming harder to find in Orange County, Portola Hills offers a lifestyle that goes far beyond the homes themselves.
Through Portola Hills Living, my goal is simple: keep neighbors informed, spotlight local businesses and events, share market insights, and help homeowners make confident real estate decisions. Whether you're a longtime resident, thinking about buying, or simply curious about what's happening in the neighborhood, I hope you'll find something valuable here.
If you ever have questions about the local market or are considering buying or selling a home, I'd love to be a resource.
Because home isn't just where you live. It's where your story unfolds.

Portola Hills 2025 Real Estate Recap... And What 2026 May Bring While 2025 was often labeled a “quieter” year in real estate, the data in Portola Hills tells a more nuanced story. Activity slowed compared to the frenzy of prior years, but demand never disappeared, it simply became more selective and more strategic. What the 2025 Numbers Tell Us In 2025, Portola Hills posted an average sales price of $1,376,621 , with single-family homes averaging $1,697,414 and attached homes averaging $726,588 . Overall, sellers received approximately 98% of list price , and homes averaged mid-50 days on market , depending on product type. Inventory hovered around five months , but that includes new builds that are not finished yet, placing the community in a relatively balanced market by historical standards. The takeaway? SOLD! We just closed on this lovely home in Portola Hills, rather quickly I must say. After just 5 days on the market, multiple offers, we went under contract and closed in just 15 days! Setting a RECORD BREAKING PRICE OF $1,300,000! Is that too fast for you... Lol. Never fear along with our negotiations we negotiated a free lease back to give the sellers time to make their move! We always recommend a shorter escrow if possible as a lot can happen during a real estate transactions. Our clients, who after loving this home and neighborhood, made the decision to downsize, but we also understand that was not an easy decision.. especially with views like these! This 3 bedroom, Serenado paired home is a popular floor plan with over 1900 sqft. The minute you walk in, guest feel drawn to the open living space and expansive yard. Probably the largest yard in the tract. No wonder we set a record breaking price in the commun...
