Spring is Blooming and so is the Inventory in Portola Hills
Looking at the numbers, this am for my monthly client update and we certainly see a market shift! The number of available homes in Portola Hills has nearly doubled in the past month. We’re currently seeing 22 active listings and 5 under contract, which translates to about 4 months of inventory on the market.

Tariffs, Interest Rates, and—oh yes—Zillow did what now?!
Let’s start with the good news: Inflation is finally cooling. That’s a win. But with potential new tariffs on the horizon, there’s still some uncertainty in the economic air. The bright side? Real estate remains the number one hedge against inflation—a tangible, appreciating asset that historically outperforms in times of financial flux.
Now onto rates… and yes, they’ve been on a bit of a roller coaster. When they dipped to around 6.75%, we saw a 30% spike in new purchase applications—proof that buyers are still watching closely and ready to jump in when the opportunity is right. Sure, rates crept back up again, but here’s the truth: if the timing is right for you, that’s what matters most. Rates can always be refinanced—but lost time or missed equity gains? Not so easy to get back.
And finally—Zillow, Zillow, Zillow. In a surprise move, Zillow has told agents that we can no longer pre-market listings before they’re officially active in the MLS. You might think, “What’s the big deal?” But from a marketing standpoint, this is huge. I approach selling homes like launching a product, and pre-marketing is everything. Would Apple drop a new iPhone with zero buzz before launch day? Exactly. Real estate is no different.
So yes, there’s a lot happening. But the bottom line? Real estate continues to be one of the smartest long-term moves you can make—especially with a savvy guide (hi, that’s me) in your corner.
