A preview of New Homes at Camden Square in Foothill Ranch
I got a chance to check out the second new community being built at the old Foothill Ranch Auto Center, Camden Square. This community is a what I like to call a courtyard community. Single family detached homes, with zero lot lines.
Below are some features and details on sales pricing etc.
Residence One: 3 Bedroom 2.5-Baths, 2 Car Garage 1778 sq. ft. (this phase is sold out at the moment)

Residence Two: 4 Bedroom, 3 Baths, 2 Car Garage, 2147 sq. ft. Prices range from $750,850 to $786,697. Move-in dates starts June/July

Residence 5: 3 Bedroom, 2.5 Baths, 1901 Square Feet. This plan is not released yet.

There are two other floor plans for Residence Three and Four but they were not showing. Pricing for Residence Three ranges from $776,480-$813,595 currently.
The gated community is located at 236 Primrose Drive, Foothill Ranch, located in the city of Lake Forest. It will include 72 detached homes in 5 different floor plans and rolled out in 8 phases. Amenities the community will include are: Recreation area, pool, spa, restrooms with showers, paseos and tot lot.
Other Details:
- Tax Rate: 1.33% includes Mello Roos (Current bond will mature in 2019)
- HOA Dues: Currently $272 and $284 at build out.
- Schools: Saddleback Valley School District and anticipated Foothill Ranch Elementary, RSM Intermediate and Trabuco Hills High School
- Earnest Money Requirement - 3% with Conventional Financing
My perspective on these new homes... I get everyone loves new but I was a bit surprised at the coziness of the community. These are ideal for the homeowner who is looking for little maintenance and who spends a lot time out on the ball field etc. with the kiddos. Or if you are a condo owner looking for larger square footage and ready for a move up, then you will want to take a look at these. The design are well thought out and with the open living concept. The location is convenient and the schools excellent.
I often get asked why do I need a Realtor when looking at new homes? Just as with a resale you want to make sure your needs are being looked after. When I have represented buyers of new homes, we have been able to negotiate pricing, fixtures and even loan terms.
