If you have drove through Portola Hills, you will notice the building of the new communities is in full effect.   All positive for the community with the addition of new parks, shopping and trailways.  But how does it impact values   Below is a summary of what sold the first quarter of this year in Portola Hills.  As of this time no, new homes show closed in the last quarter.   However, currently there are 24 homes active in Portola Hills and 22 of them are all new builds.  This means the inventory is increasing, the area typically has less then 10 homes available this time of year. Below is a look at how the real estate market performed. If you are thinking of a move this year, now truly is the time to list your home.  As more inventory comes available this will impact your home.   Certainly we should see values increase but that really depends on the mix of homes and often times we see resales take a dip in pricing, until the sale through of the new homes is complete.

As you can see up the market continues to have price increases with the average price of a detached home in Portola Hills in September was $899,000 and for attached homes the average price was $473,000 up 11% from September 2016. What's the Value of your Portola Hills Home The big news for Portola Hills is the new development that are currently selling new homes.  The Oaks now in phase 4 and models opening soon for Iron Ridge.  Residents who are thinking of moving, should keep these developments in mind as competition.  In order to capture the buyers away from these homes, your home will need to be presented beautifully and priced well.  After about a year, resale homes will be able to take advantage of these sales in your pricing strategy. Hard to believe we are half way through the year in 2017.   Time sure does fly by, so I hope you have been able to take some time and enjoy summer.   We have been busy with real estate as the market hasn't slowed down one bit, which is not typical for this time of year.  July and August are generally our slower months, as buyers and sellers are distracted by summer fun.    Below is a look a how the real estate market performed in July in Portola Hills. As you will note pricing is up 6% from this time last year, we also have more homes on the market with 15 vs 9 in 2016.  Homes are taking on average about 16 days to sell in Portola Hills.   However, I would anticipate that creeping up in August as summer distractions kick in high gear in August with last minute vacations and back to school.
