Portola Hills 2021 Real Estate Recap

If I had to describe in one word how the Portola Hills real estate market performed in 2021...it would be Crazy.. AF (well technically that is 3 words abbreviated).  Below is a video recap of the details. In 2021 there were 185 sold properties in Portola Hills, pretty much split between Single Family Homes and Attached homes.  Fun fact, in 2020 93 single family homes sold and in 2021 the exact same number sold.  Interesting the value of homes both Attached and Single Family homes, grew 15% from 2020. It's a Ho, Ho, Hot Portola Hills Real Estate Market

  We took a look at the current real estate market and we only have 1 wish for Santa this Christmas... More Listings please!!  Overall, in the OC inventory is at record lows.  We are entering unprecedented levels when it comes to the number of homes on the market and available to buyers.    So we anticipate the market to remain strong in 2022, but there are a couple of factors that you should be aware of... but first let's look at how the Portola Hills real estate market performed last month.  As you can see in the above report the Portola Hills real estate market is extremely strong.  Currently there are only 6 Active Listings and 27 properties under contract.  That means we have less than half a month of inventory for prospective buyers.  With the majority of those homes, being new homes in IronRidge and Portola Oaks. Fall Real Estate in Portola Hills

Who loves Fall? My favorite season here in Portola Hills, well maybe except for those lovely Santa Ana winds.  Fall to me feels like home. The day's are shorter, which actually makes me stop and relax, vs the summer and spring when it is go, go, go.  How about you! The real estate market also tends to slow down this time year, though this year buyers are out in force due to the lower interest rates and low inventory.  So how has Portola Hills fall market began this year, take a peek below. Looking at the numbers below we see a slight decrease in pricing from the same time last year, but I am not really concerned as the mix of homes sold in 2018 vs. this past month was much different.  The average size of home sold last year was 3100 square feet with 6 new homes selling vs. this year the average square footage was just over 2600 square feet and there were only 2 new homes sold.  The new homes in The Oaks and Ironridge are certainly impacting the area, but resal

As you can see up the market continues to have price increases with the average price of a detached home in Portola Hills in September was $899,000 and for attached homes the average price was $473,000 up 11% from September 2016. What's the Value of your Portola Hills Home The big news for Portola Hills is the new development that are currently selling new homes.  The Oaks now in phase 4 and models opening soon for Iron Ridge.  Residents who are thinking of moving, should keep these developments in mind as competition.  In order to capture the buyers away from these homes, your home will need to be presented beautifully and priced well.  After about a year, resale homes will be able to take advantage of these sales in your pricing strategy. Portola Hills November 2015 Home Values

The weather is turning a bit cooler and the holidays are in full swing with Thanksgiving behind us, so you might think home sales are probably not on everyone's radar.   That might be the case for Portola Hills... as we saw dip in the number of homes that sold this year vs. what sold in 2014.   In addition, the number of available homes is pretty low with only 6 active properties on the market currently.                                                 Portola Hills November  2015  Sold Homes In 2014 14 homes closed escrow in November, this year 8 closed escrow. Though the number of sales decreased, the average price of homes increased in Portola Hills by 17%.  Interestingly the highest priced home sold in 2015 was a Crown Pointe home, which sold for $950,000.   The highest priced home that sold November 2014 was a JM Peters home, which sold for $980,000. July 2015 Portola Hills saw 35% increase in pricing!!

This past July was a busy one for the Portola Hills real estate market.   Home sales were up 20% and hold on tight the median price for homes sold was up 35%. .  Plus in the last week of July, 6 homes opened escrow!! So why the craziness, you might Ask!  A couple of things!! Inventory is very low with all of Orange County only at 1.5 months! Buyer demand is extremely high and buyers want in before projected  interest rates increase later this year!  It's Portola Hills.. The community is sought after for not only its location, the schools are good, views are spectacular, etc. However,  the big difference here is the mix of homes that sold! This year more higher-end larger homes took advantage of their equity position and decided to sale!! Take a look at the mix of homes that closed escrow this year vs. last.
