Where are all the houses for Sale?

If you are thinking about a move, downsizing, relocating and have been searching for a home, you are probably thinking "where are all the homes for sale" isn't this time of year that we would see them? The answer to the later is yes!  May is typically the busiest month in real estate.  However with over 80% of homeowners refinancing to the low rates over the last couple of years, homeowners are in no hurry to make a move into a higher rate.  Is this you?   But life happens and buyer demand is pretty strong in most price points.  One reason... is the equity position homeowners have.  Just released over 67% of homeowners homes are either paid off or they have less than 50% remaining on their mortgage.  That means there is a ton of equity in the market!  In addition, buyers have come to terms with interest rates.  They understand they can refinance later. Wondering how the Portola Hills real estate market has done so far in 2022.  Well, April was a record breaking month!  But are we at the height of the market?  We are certainly in a shifting market.  What is shifting?  Interest rates have increased to about 5% and projected to be be higher by years end.  Plus we have seen an increase of new listings, but we are still below "normal" levels.  As we enter the summer months (which is typically the slowest months in real estate) opportunities will improve for the home seller who is looking to move up or downsize.  As demand (buyers) are away and listings increase through May, this offers you the home seller the opportunity to sell at top of the market and buy with less competition.  We are starting to see more Seller concessions. Portola Hills Homeowners Received over $700,000 in Profit in June

June was a busy month in the real estate market and Portola Hills was no exception;  Just in time, before we see the market begin to shift with summer distractions no less.  Ready for this figure, homeowners who sold in June, received an over $700,000 in extra profit.   That is amount of money they received over the list price.  Unfortunately not all seller's had these results, surprisingly there were sellers who sold below market value as well.  Below is a snapshot of the how the Portola Hills real estate market finished in June.   If the home was priced right, presented well and available to see, most homeowners should have received multiple offers.  However, we did see in June a few homes sell below market and/or reduce pricing.  With the low inventory and high buyer demand this makes me wonder how strong the negotiations were.  In this market it is critical to work with an agent who's strength is in negotiations and will ensure your best interest are being looked after.  B

Wanted to give residents a quick update on what is happening in the Portola Hills real estate market since COVID19 landed on Orange Counties lovely doorstep.  The Portola Hills real estate market started 2020 in a very strong Sellers Market.  With Inventory low and demand high!  Low interest rates were bringing winter buyers out early. Below is a look at the how the real estate market in Portola Hills is doing currently. Year to Date Sales: 25 Homes Sales Average Specs: 3 Bedroom/ 3 Bath / 2018 sq.ft.  Average Price: $789,158 Days on the Market: 34 Home Values up 20% from the same time period in 2019 Currently there are 20 active homes on the market, with 13 of those being new builds in IronRidge and The Oaks.  There are also 5 homes in Hold status.  The directive from the California Association of Realtors, is Realtors are not allowed to hold open houses or do any face to face showings until the stay is lifted. How does the saying go, "that's it folks"!  2019 is over, as is the last decade, or is it? We took a look at the real estate market in Portola Hills for the year and below you will find a quick recap of how the market performed.  Overall the market was very strong with record breaking pricing.  The highest priced home sold in The Oaks community at just over $1.8 million. Below is a look at the overall market. Pricing and sales volume were up overall. While this price will help drive pricing up in the community, we are now competing with communities such as Baker Ranch, Irvine and Coto. Resale homes have a bit of a harder task when competing against new builds.  As buyers like pretty new homes.  So when they are up on the hill and looking at both, your home needs to be priced right, presented well and marketing to the right buyer to capture those buyers.  Certainly IronRidge and The Oaks brings buyers up the hill, so homes on the market should be getting very

It's that time of year.. the kiddos will be out and about and excited to see your home decorated in the Halloween spirit.  I have lived  and worked in Portola Hills since 1995 and I have always loved how the neighbors come together to make it enjoyable for the kids.   We use to have many driveway fire-pits and haunted garages as the kids walked the neighborhood! In that spirit we are hosting a fun contest on our Portola Hills Living Facebook Page.   It's super simple too!   1. January 2016 Real Estate Snapshot for Portola Hills

The first month of 2016 has come to a close.  I don't know about you but that was certainly fast.   Wondering if that is an indication of how fast 2016 is going to move along.  Maybe it's just age... that makes it feel like time is flying bye.   In terms of the Portola Hills Real Estate market this past month was a bit quieter than the last two years.   The reason... the number of homes on the market to sell was much less.  Inventory levels are extremely low in South Orange County and currently there are only three active properties available. Below is a snapshot of what homes sold last month in Portola Hills: Portola Hills January 2016 Homes Sold The listings at Highridge closed $11k over asking price. This is great to see as I preview properties around South Orange County I have noticed the Portola Hills area is a great value for home buyers.. but maybe a bit under market for home sellers.  The average price per square foot in the surrounding area is $3

In addition, we will have a representative from the new Portola Center Development come and share with residents upcoming landscaping plans they have for the new community.
