South OC St. Patrick's Day Events

Don't you love after it rains when you see a rainbow... If you have ever driven up the hill to Portola Hills you often see one.   I just got done looking at the numbers for how the real estate market did in Portola Hills in the month and February and it remained very strong, add a bit more equity to homeowners in the community.  While the number of transactions were down from 2023 to today,  5 in 2023 - 3 sales in 2024,  values were up over $1.5 million.  Take a look below at the our Portola Hills February Market Report!  WHAT IS MY PORTOLA HILLS HOME VALUE  Low inventory continues to drive the market, but different from the last few years in Portola Hills, there currently are not any new homes for sale.  That means, home sellers have the opportunity to capture all those price gains for yourself. Portola Hills June Real Estate Recap - It's Hot!

The summer heat has hit Portola Hills and that is impacting the real estate market in a couple of ways.  First the Portola Hills community continues to remain strong.  Pricing remains high, with the average price of a Single Family Home in Portola Hills is $2,013,000 in June.  The price for an attached home was $671,500.  Sellers slightly received over their list price.  Below is our full report! Portola Hills Available Homes Currently there are only 1.5 months of inventory available, which continues to drive pricing.  Especially in Portola Hills as the majority of homes available currently are New Builds in The Oaks or IronRidge.   As with the overall OC real estate market, Sellers are staying put, as they do not see a need to make a move and are loving their low interest rates.  Home buyer demand is there and buyers are getting use to the higher interest rates but affordability is starting to impact purchases.  Thus why we see less homes selling currently.  Sales volume is down 32% i

Where are all the houses for Sale?

If you are thinking about a move, downsizing, relocating and have been searching for a home, you are probably thinking "where are all the homes for sale" isn't this time of year that we would see them? The answer to the later is yes!  May is typically the busiest month in real estate.  However with over 80% of homeowners refinancing to the low rates over the last couple of years, homeowners are in no hurry to make a move into a higher rate.  Is this you?   But life happens and buyer demand is pretty strong in most price points.  One reason... is the equity position homeowners have.  Just released over 67% of homeowners homes are either paid off or they have less than 50% remaining on their mortgage.  That means there is a ton of equity in the market!  In addition, buyers have come to terms with interest rates.  They understand they can refinance later. Portola Hills Fall Market Update.... but there is only one thing falling!

Portola Hills Has Record Breaking Month in April - Home Sales Report

Wondering how the Portola Hills real estate market has done so far in 2022.  Well, April was a record breaking month!  But are we at the height of the market?  We are certainly in a shifting market.  What is shifting?  Interest rates have increased to about 5% and projected to be be higher by years end.  Plus we have seen an increase of new listings, but we are still below "normal" levels.  As we enter the summer months (which is typically the slowest months in real estate) opportunities will improve for the home seller who is looking to move up or downsize.  As demand (buyers) are away and listings increase through May, this offers you the home seller the opportunity to sell at top of the market and buy with less competition.  We are starting to see more Seller concessions. Portola Hills Homes are Selling for What?

What would you say if I told you pricing right now is right on track! You would probably say, pricing is crazy!  I recently attended Keller Williams Economic Recap and Forecast and a couple of details really hit me.  Because I too, even being in the business, was thinking this pricing is crazy! Then I saw this graph.  Home Prices This above graph shows the average home prices over the last 20 years has averaged about 4%. That is below the historical average of 6-8% before the downturn in 2008-2011.  Portola Hills saw appreciation of over 20% last year, so while that is great, it really was just the market making up for downturn.  Four percent appreciation is a very healthy real estate market.  Annual Home Appreciation The biggest hurdle to the market right now is inventory of homes.  There simply has not been enough building to keep up with demand since the downturn.  How we catch up is going to be a challenge certainly for the near future.  Below is a look at the inventory of homes an

Can you believe it, we are in October!!  I can't, once we hit October, for me, the year moves by so fast with all the holiday activity.  We are in the last quarter of 2020 and what a year it has been so far.    The good news, is even during this crazy time with a Pandemic going on the Portola Hills real estate market is very strong.  Below is a look at how the market performed last month.  There were even some records broken last month.  In the Montecido community Model C the Galante, sold for a record price of $615,000. That is amazing for this 3 Bedroom, 1200+ sqft home!  Now is an excellent time for those living in a Condo or Townhome to move up to that larger home you have been thinking about as buyer demand for your home is extremely high!  What's the Value of my Portola Hills Home? Portola Hills Real Estate is Hot, Hot, Hot in August!

 The Portola Hills real estate market was hot, hot, hot and we aren't talking about the weather. Sales Prices and Sales Volume were both up from the same time last year. With record breaking pricing in the Montecido community.  The highest price sold for a 3 bedroom, 1300+ townhome in the Montecido community was sold for $622,000.  When home buyers come up the hill to preview townhomes in the Ironridge community the Montecido community offers a great value, which in turn is driving up pricing of this community.  As well, inventory is very low throughout South Orange County. Portola Hills 2019 Real Estate Recap

How does the saying go, "that's it folks"!  2019 is over, as is the last decade, or is it? We took a look at the real estate market in Portola Hills for the year and below you will find a quick recap of how the market performed.  Overall the market was very strong with record breaking pricing.  The highest priced home sold in The Oaks community at just over $1.8 million. Below is a look at the overall market. Pricing and sales volume were up overall. While this price will help drive pricing up in the community, we are now competing with communities such as Baker Ranch, Irvine and Coto. Resale homes have a bit of a harder task when competing against new builds.  As buyers like pretty new homes.  So when they are up on the hill and looking at both, your home needs to be priced right, presented well and marketing to the right buyer to capture those buyers.  Certainly IronRidge and The Oaks brings buyers up the hill, so homes on the market should be getting very

Fall Real Estate in Portola Hills

Who loves Fall? My favorite season here in Portola Hills, well maybe except for those lovely Santa Ana winds.  Fall to me feels like home. The day's are shorter, which actually makes me stop and relax, vs the summer and spring when it is go, go, go.  How about you! The real estate market also tends to slow down this time year, though this year buyers are out in force due to the lower interest rates and low inventory.  So how has Portola Hills fall market began this year, take a peek below. Looking at the numbers below we see a slight decrease in pricing from the same time last year, but I am not really concerned as the mix of homes sold in 2018 vs. this past month was much different.  The average size of home sold last year was 3100 square feet with 6 new homes selling vs. this year the average square footage was just over 2600 square feet and there were only 2 new homes sold.  The new homes in The Oaks and Ironridge are certainly impacting the area, but resal

Every month we take a look at the local market and compare it against what happened at the same time last year vs. this year.  We also take a look at what is happening in the surrounding area to see if the community is on trend with the rest of the area.  In September Portola Hills had 15 homes sell, 11 Single Family Homes and 4 Townhomes/Condo's, which shows the sales volume is up slightly from 2018.  The difference being this past month, we had about 50/50 mix of new homes and resales, where as in 2018, 80% of the homes that closed escrow in September were all new homes.   When comparing the two years, values is is going to be significantly different as the mix was so different between the two years.  Below is a snapshot of how the Portola Hills real estate market performed in September 2019!   As you can see the above values show there was about a 12% decline in values from September 2018.   But when looking at the overall year to date numbers

We just finished up our review of the Portola Hills real estate market for September and it was hot, hot, hot!!   Both home values and sales volume were higher last month then the same time period in 2017.    This is slightly different then the rest of the OC real estate market.   Though we are starting to see a slight shift towards a balanced market and homes are taking longer to sell, we did not see a decline in pricing. There is no fooling how the new communities in Portola Hills are impacting pricing.

If you have drove through Portola Hills, you will notice the building of the new communities is in full effect.   All positive for the community with the addition of new parks, shopping and trailways.  But how does it impact values   Below is a summary of what sold the first quarter of this year in Portola Hills.  As of this time no, new homes show closed in the last quarter.   However, currently there are 24 homes active in Portola Hills and 22 of them are all new builds.  This means the inventory is increasing, the area typically has less then 10 homes available this time of year. Below is a look at how the real estate market performed. If you are thinking of a move this year, now truly is the time to list your home.  As more inventory comes available this will impact your home.   Certainly we should see values increase but that really depends on the mix of homes and often times we see resales take a dip in pricing, until the sale through of the new homes is complete.

Portola Hills Home Values Increase 16% from May 2016.. Is there still room to grow?

You have heard the rule of supply and demand and it is certainly a factor in our latest market review for Portola Hills.  Below is a look at how the market finished up and as you will note, we saw a 16% increase in values from May 2016. The above numbers are consistent with the overall Orange County market when I look at Detached Single Family homes.  However, on the condo  i.e. attached market, pricing is behind the rest of the county, where the average price of a a attached home was $477k. As we venture into the summer months, the real estate market in Portola Hills is a bit quiet, but that is not much different from 2016 when you compare the two years together.   Overall inventory remains below demand and we know how the saying goes, low inventory, high demand = ? Portola Hills SFR/Detached Home Sales - April 2017 Portola Hills Detached Real Estate Values: Median Price of Detached Single Family Home in April was $980,000 and that is up over 9% from 2016. Inventory of available homes is just over 1 month. Days on the market is down to 43 days year to date Portola Hills Attached Home Sales April 2017  Portola Hills Attached Real Estate Values: Median Price of Attached Home in April was $455,000 and that is  down 7%  from 2016. Portola Hills Jan 2017 Real Estate Market Review - What pricing went down?

Happy February 1st..  Yes we are officially in the 2nd month of 2017.  The month of love... will love shine on the Portola Hills Real Estate Market in February? We will have to wait and see but currently with the low inventory overall and the high buyer traffic at our open houses I don't see why it wouldn't.   Let's take a look at how the market performed in the first month of 2017: Jan 2017 Portola Hills Real Estate Sales Report Looking at the numbers, do you see that negative 5%.. yes me too and I probably had the same reaction you are having here.  Wait how can the value go down when all I am hearing is pricing is up?  OK maybe it is the mix of homes.. nope that doesn't work in this scenario as the mix of homes was almost identical, 4 condo's and 1 single family attached home closed.  In 2016 exactly the same but the 8 homes sold.    In 2016 the median price of home was $457k and as you can see above, this last month it was $435k.  So why.. it&

Was Real Estate up or down in Portola Hills?. June Real Estate Report (infographic)

As we are getting back to work after enjoying the 4th of July events, it is time to look at how the Portola Hills Real Estate Market performed in June...  For my business it didn't seem slow but when I look at the numbers we do see sales volume down about 50% from what it was in June 2015 for the Portola Hills Market. Looking at pricing in the Portola Hills it was up about 7% from June last year. Which is consistent with the rest of the county. Does the sales volume slow down signify a shift in the market?  The simplest answer; it depends.  Looking at history we know the best time to sell a home is Early Spring to Mid-June.   We typically have a seasonal slow down in late June through the 4th of July. Inventory has increased slightly throughout the county but in pockets such as Portola Hills it has remained low.  So if more homes come on the market through August we may see a bit more of a balanced market.   However, at the point of putting these numbers togeth

Portola Hills Real Estate Sales 1st Quarter 2016

I don't know if you are as shocked as I am that we have officially closed the 1st Quarter of 2016.   We are just about mid-month into April and many have taxes on their mind.  Is a move this next year beneficial for tax savings? The first quarter of the year typically is a bit quieter up until tax time. Then we tend to see the spring surge in inventory come on the market.  Will that be the case for the rest of spring... The market certainly needs more inventory so I hope so Homeowners who chose to sell their Portola Hills home in this last quarter saw significant price gains.   Below is a look at the entire area along with the gains split out for attached and detached homes.
