A Quarantined Portola Hills Real Estate Market

We are in about our 7th week of quarantine in Orange County and if you are anything like me, I am sure you are getting restless.  We just really hope no one in the community has been too affected by this virus either with their health or financially.  We get many questions asking how the real estate market is performing during this time? The good news is, it is hanging in there.  This is not like 2008!  The current inventory levels are extremely low compared to what we saw during the last recession.  The biggest impact to the real estate market is going to be unemployment, but pleasantly the numbers and activity in Portola Hills remained strong in April, as you can see below!  Looking at the above numbers you can see the strength of the market in two indicators.  First the list to sale price ratio. I was searching for a home in Portola Hills for a potential home buyer today and wow it is certainly moving along at a fast speed this month.  Currently there are only 3 homes available for sale in Portola Hills.    On average monthly there are about 10 homes for sale.  I put together this quick market snapshot video to give you an idea of what is happening in the market.    If you are thinking about listing your Portola Hills home this spring or summer you might want to move up that move... Portola Hills see's 40% increase in sales for March 2015

The first quarter of 2015 ended with a bang in Portola Hills.   The number of sales was up 40% from March 2014.   A total of 10 homes closed escrow in the area vs. 6 in 2014.   Currently there are 13 homes available on the market. Below are the details of what sold. March 2015 Portola Hills Homes Sold With the current inventory of active properties there is a lack of inventory in the key price point between $450-$600k.  This is a key price point for move up sellers and the millennial home buyer, which is the majority of homes buyers in the market today. March 2012 Portola Hills Real Estate Sales

Spring has sprung in the Saddleback Valley and the home buying season is jumping into full gear.  But there is a slight problem, where are all the homes?  As I type this Portola Hills only has 10 active listings and out of those listings only 1 condo..   That is less than 1 month of supply.  Generally speaking less than 3 months of inventory means it is a sellers market!! Seller's market really? March was pretty busy for sales in the area, especially on Condo's.    We all know with the low prices, low interest rates, first time buyers have a huge opportunity to buy now.   Which is about 25% of the buyers entering the market. However, those buyers are generally utilizing FHA financing, so they can put down 3.5%.  That is where the problem for some, but an opportunity for Portola Hills homeowners lies .   There is a severe shortage of FHA approved condo complexes in South Orange County, in Trabuco Canyon there are 3 and you guessed it, one is in Portola Hills and that is

So excited for our seller as she has moved into her new home and we successfully sold her Montecido Townhome in Portola Hills .  As you can see from the photo's this was a lovely home in a great location;   two key assets, along with our extensive understanding of the current market, ensuring our homeowner received top dollar in this tough market!   I admit, it drives me crazy to see homeowners sell their home at the bottom of the market, when there is opportunity to bring them a higher sales price.  That's why our track record speaks for itself. This home sold for 10% over most recent sales in the complex.  The best part of today's market is, if you price your home out of range, then it is not going to appraise. Lenders are being very stringent on the numbers and the money they are loaning on.  It will also stay on the market a longer time, which will eventually hurt your overall pricing strategy.  However, that does not mean you should price your home below market

Below I posted a new listing and wanted to do a quick update. The home has gone into escrow and it just goes to show how much the market is changing . No doubt this was deal, just a couple of weeks before the same model closed escrow at $420k. But was is key here is when the home was placed on the market. After it was bank owned and approved. Nice for the sellers, instant equity when in these days it is hard to come by!
