It's time for our Annual Portola Hills Food Drive supporting South County Outreach.  Each the year the team at GPS real estate group holds this event to provide food to those most in need. This year with the pandemic the need is extremely high.   It is pretty simple to participate, simple text us that you would like to participate, put your food out on the pick up date 8/22 and we will swing by and pick it up from you. In 2019 we picked up over 700 lbs of food from the community, which was greatly appreciated by South County Outreach .  Our goal this year is a 1000 lbs, so we need your help! South County Outreach's vision is to End Hunger & House Hope in Orange County. How do we do that? Through our programs, like our Food Pantry, which is the largest pantry in South Orange County, and our Transitional Housing Program, which helps homeless families get back on their feet with the tools and counseling they need to succeed. We recently had the pleasure of helping a resident find a new home....sadly it wasn't in Portola Hills.  But they found a lovely home in Laguna Hills that fit their needs perfectly and we wanted to share in case you are in the search for something similar.. The buyers criteria had two main must haves for their new home... Are you thinking about selling your home this spring...  Below is a quick list of issues that home sellers run into during the process.. Either over estimating or in under valuing the list price of their home. Failing to disclose material facts about their home that adversely affect desirability or value. Not properly staging their home. Not making their home easily accessible to agents to show. Starting out with an inflated asking price, not understanding the negative impact of later price adjustments. Emotionally overacting to an initial offer. This has been a common question I have been receiving lately from Home Buyers.... Where are all the Portola Hills homes for sale?  That's right inventory is VERY low.  However, as I was searching for a home for a buyer, I did find a little interesting tidbit, 5 Portola Hills homes currently active are listed in the wrong city. Now you might be thinking that is not a big deal, but put yourself in a home buyers seat, who is searching online at 9pm at night.... Buyers search by two main things.... Price and Location. They then drill down to neighborhoods and details such as school.   Buyers searching for homes in Portola Hills and are not going to find these properties.  So as a Home Seller you are missing out.
