Do I need to Stage my home in this market?

Have you seen those commercials, your home doesn't need anything just my sign in front to get it sold?  What those commercials doesn't tell you, is your home will sell for less in most cases.  Yes, with the current Buyer demand your home is in demand, but that does not mean it is in front of the right buyers nor does it mean it will sell for top dollar.  Plenty of homes sell below market even in this market. 😳 If you ever bought a home, you know walking into a beautiful home makes all the difference.  That is why new homes sell so well. Home buyers often don't realize the cost of those addition and staging would add over $100,000 in upgrades to your purchase. Renting in Foothill Ranch, we can help!  When people think of Realtors they often do not think we also handle rental properties. The first thought is we Realtors just handle sales in real estate.  However a professional agent will handle rentals in several instances, i.e. buying investment properties for investors, handling the rental transaction with a tenant. Possibly even property management of the property, if licensed to do so. Even if agents do not handle rental transactions, it is important for agents to understand what the rents are in the area.   This week,  I took a quick look at the Foothill Ranch Rental Market.    Below is a snapshot by category of the average rents in the area.  It is important to note these are for properties owned by an individual and rented out not an apartment complex. Lake Forest New Neighborhood Spotlight - El Paseo in Foothill Ranch

I finally got a chance to pop in and see the new townhomes being built in the former Auto Center area in Foothill Ranch.   The community is part of what is being called The Village of Foothill Ranch, which currently includes the El Paseo and Camden Square  communities and is designed to be a walk-friendly neighborhood near the Foothill Ranch Towne Center. The El Paseo community is a gated mobile court townhome community with six floorplans ranging from a 1-Bedroom Carriage Units to a 3-Bedroom 1795 sq.ft townhomes.  Prices start today at $371,800 for the 1-Bedroom up to about $570,000 for the largest 3 Bedroom model.    What I liked about the floorplans is they are open, light and bright with nice finishes.. Of course always remember when you are looking at model homes some of those finishes you fall in love with are all upgrades.  But the overall standard finishes are nice and meet today's energy efficient needs and trends the millennial home buyer is searching for.   O

We all have an idea of what our dream house look's like, but what is really fun is seeing the imagination of what a child thinks their dream home look likes.  We created this Dream House Coloring Contest with the kids in mind.  "I love seeing the faces of little ones when out showing properties and saying to them which room is yours, they get so excited".  So let's have some fun... Portola Hills, Foothill Ranch 2012 Real Estate Recap

Wowza, 2012 turned out to be a pretty busy year for the the communities of Foothill Ranch and Portola Hills in Lake Forest.   Nice to see properties began to move and better yet, prices started to increase towards the end of the year.   The year ended with extremely light inventory of homes for sale, Portola Hills had just 1 listing available and Foothill Ranch had 6 active listings.   If you are thinking of a move, now is the time to contact your Realtor, the rules of supply and demand are true , low inventory, high demand + low interest rates pretty much guarantee your home will sell at an increased price. Please, please do not under value your home.  We are seeing new listings come on the market valued way below market.   Pricing your home at the correct market value will bring you the right results! Where are all the Portola Hills Homes? Maybe listed in the wrong city....

This has been a common question I have been receiving lately from Home Buyers.... Where are all the Portola Hills homes for sale?  That's right inventory is VERY low.  However, as I was searching for a home for a buyer, I did find a little interesting tidbit, 5 Portola Hills homes currently active are listed in the wrong city. Now you might be thinking that is not a big deal, but put yourself in a home buyers seat, who is searching online at 9pm at night.... Buyers search by two main things.... Price and Location. They then drill down to neighborhoods and details such as school.   Buyers searching for homes in Portola Hills and are not going to find these properties.  So as a Home Seller you are missing out. Portola Hills Ariel View Interesting these 5 listings are all listed by out of the area real estate agents and have been on the market longer than any listing that is correctly listed on the market.  In addition there were 3 sold listings listed in the wrong city.  Wha
